Union County, NJ Sheet Metal Fabrication: Coping, Box Gutter Liners and Panels
Sheet metal fabrication for Union County, NJ often means parapet, flashing and gutter parts, because much of the county’s building stock is older brick and wood. We form coping, box gutter liners, flashing and panels to the dimensions your contractor takes, from Elizabeth out to Summit, for delivery to the job or pickup at our New Brunswick shop.

Where do leaks usually start on older Union County buildings?
At the top of the wall and in the gutter built into the roof edge. Brick parapets, cornices and box gutters take the most water and get the least attention.
- Parapet caps: clay tile or stone copings crack, mortar joints open and water runs down inside the wall.
- Counter-flashing: old lead or tar-patched flashing pulls away where a flat roof meets brick.
- Built-in gutters: the liner rusts or splits, and water soaks the rafter tails and the cornice below.
- Through-roof penetrations: vents and chimneys on flat roofs lose their seal first.
The usual fix is a shop-formed replacement for the failed piece: metal coping to cleat over the parapet, new counter-flashing for the mortar joint, and new liners for the old gutter troughs. Your roofer or mason sets them, and we make them to their measurements.
Can a Union County box gutter be relined instead of torn out?
Often, yes. If the wood trough and the rafter tails under it are still sound, a new metal liner formed to the existing shape keeps the original cornice line and usually costs much less than a rebuild.
Many period houses in towns such as Westfield, Cranford, Plainfield and Summit have gutters built into the roof edge. Your contractor measures each run and sends us the profile, and we form the liner in long lengths to that shape. Sealing or soldering the joints and sizing the outlets and downspouts is the installer’s work, so ask how they plan to drain the gutter.
For budgeting, HomeGuide’s national estimates put lining existing box gutters with metal at roughly $2,000 to $8,000, and fully rebuilding them at about $6,000 to $27,000 (HomeGuide, 2026). Those are national installed totals that include labor by others. For a materials price, send your dimensions. Our box gutter page explains the reline, repair or replace decision.

Do two-families and storefronts need a permit for metal work?
A detached two-family house generally does not need a permit for a new roof covering. Attached houses, apartment buildings and storefronts generally do. The permit belongs to the owner and the installer, not to us, but it can shape the order.
New Jersey’s Uniform Construction Code lists roof covering replacement on a detached one- or two-family home as ordinary maintenance (N.J.A.C. 5:23-2.7). That exemption does not extend to twins, rowhouses or mixed-use blocks, which are common in Elizabeth, Rahway and Roselle.
Walls follow a similar split. On buildings other than one- and two-family homes, the code treats like-for-like siding replacement as ordinary maintenance only up to 25 percent of the exterior wall area. A full metal panel facade on a commercial building is generally permit work, so build the town’s review into the schedule before the panels are ordered.
Storefronts, warehouses and industrial walls
Union County’s commercial corridors and its industrial east side generate plenty of wall panel orders. The usual goal is a durable, low-maintenance facade that hides tired block or brick.
Storefront facades
Aluminum composite panels, routed and folded to approved shop drawings, for sign bands, fascias and entrance surrounds on retail strips in Union Township, Linden and Springfield.
Industrial buildings
Exposed-fastener and concealed-fastener metal wall panels for recladding masonry on plants and warehouses in Linden, Rahway, Hillside and Kenilworth.
Low-slope roofs
Mechanical-seam commercial roof panels and edge metal for flat and near-flat roofs, ordered by the roofing contractor.
Is any of Union County close enough to salt water to matter?
Parts of it are. Eastern Elizabeth and Linden face Newark Bay and the Arthur Kill, which carry tidal salt water.
Steel panel warranties can exclude those sites. Metal Sales, for example, writes its AZ55 Galvalume warranty to stop short of any site within 1,500 feet of salt water (Metal Sales warranty). For a building near the water we confirm the warranty for the exact coil before quoting steel, or quote the roof and trim in aluminum. Most of the county sits well inland, where steel with a PVDF finish is the usual order.
Union County in numbers
These figures shape what gets ordered here. The county is densely built, and its population is still growing.
- County seat: Elizabeth.
- Residents: 575,345 at the 2020 Census and an estimated 601,863 on July 1, 2025, according to Census QuickFacts.
- Climate zone: 4A for energy code purposes, per DCA Bulletin 22-1.
- Ice barrier: New Jersey reserves the code requirement for Sussex County, so it is optional in Union. Many roofers still lay one at the eaves of steep roofs.
Tight lots shape deliveries as much as the numbers do. Tell us where a truck can stop and where long pieces can be set down, or have your contractor pick the order up at our shop.

Union County questions
Can you make a liner so a box gutter can be relined instead of replaced?
Often, yes. If the wood trough and rafter tails are sound, we form a new metal liner to the profile and lengths your contractor measures. Rotten wood has to be repaired first, and the installer handles the outlets and downspouts.
Does a two-family house in Elizabeth need a permit for a new roof?
If it is a detached two-family, generally no: New Jersey treats that roof replacement as ordinary maintenance. Attached houses, apartment buildings and mixed-use buildings generally need a permit. Your installer should confirm with the construction office.
What does relining a box gutter cost?
HomeGuide’s national estimates put metal relining at roughly $2,000 to $8,000 and a full rebuild at about $6,000 to $27,000. Those are national installed totals that include labor by others. For a materials price, send your dimensions.
Do you make coping for brick parapets on storefront buildings?
Yes. Each cap is bent in our shop to the wall width your contractor measures, in steel or aluminum, sloped toward the roof, with cleats for both faces and splice plates for the joints.
Is my building in Elizabeth or Linden too close to salt water for steel panels?
It might be if it sits near Newark Bay or the Arthur Kill. Metal Sales’ Galvalume warranty, for example, excludes sites within 1,500 feet of salt water. We check the coil warranty before quoting steel, or quote aluminum.
