Princeton’s historic districts: what happens before a roof changes?

If the house sits in one of Princeton’s 21 historic preservation overlay zoning districts, plan for the town’s review process before ordering material. The Historic Preservation Commission reviews and reports on development applications in those districts.

Princeton’s commission also adopted new Historic Design Guidelines in September 2026, according to the municipality’s commission page. Read them before you choose a metal, seam style or color for a visible roof, because those choices are fixed once the metal is ordered.

The state permit exemption does not cancel local review. Re-roofing a detached one- or two-family home is ordinary maintenance under the construction code, but New Jersey’s Municipal Land Use Law lets towns require their own review of exterior changes in designated districts (NJ Historic Trust). For that review we can supply product data and shop drawings of the profile; ask us about samples.

Why copper and zinc suit Mercer’s older homes

They last a very long time and they look right on period architecture. Both metals weather to a natural patina instead of relying on paint.

The Copper Development Association says various estimates put a copper roof’s lifespan at more than 100 years, against an average of about 15 to 30 years for asphalt shingles (CDA). Zinc maker VMZINC cites a design life of 100 years for its zinc roofing (VMZINC). Those are estimates, not guarantees.

Copper and zinc fabrication is available on request. Tell us the metal, the parts and the dimensions, and we reply with a quote or with questions. Typical parts for the older houses in Mercer include:

  • Copper or zinc panels for bay windows, porch roofs, dormers and turrets
  • Copper flashing, valleys and chimney caps for slate or tile roofs
  • Standing seam panels in painted steel or aluminum for full roofs
  • Liners for box gutters on older houses with built-in eaves

One detail matters when mixing metals. Metal Sales’ Galvalume warranty excludes areas exposed to runoff from copper or lead, so copper accents have to be detailed so their water never drains onto a Galvalume roof below. Tell us where the copper sits when you order.

Did Mercer County’s climate zone change?

Yes. Mercer is now in climate zone 4A for New Jersey’s energy code, after moving from 5A when the state adopted its 2021-based codes.

DCA’s Fall 2022 Construction Code Communicator noted the move (DCA), and Bulletin 22-1 lists Mercer with the 4A counties. Older plans or product literature may still show 5A. For a re-roof the change is minor, because renovation work follows the Rehabilitation Subcode. For an addition or a new building, your designer should use 4A values, and those are the plans we quote from.

Trenton and the older boroughs: parapets, cornices and gutters

Trenton is the county seat, and its older commercial blocks and rowhouses share the problems of any aging brick city. Hightstown, Pennington and Hopewell Borough have smaller versions of the same main-street buildings.

The usual order is roof-edge metal: new metal coping for parapets, counter-flashing where flat roofs meet brick, cornice cladding and liners for box gutters. Attached rowhouses and commercial buildings generally need a construction permit for a new roof, unlike detached houses, and the installer files it.

Office parks, campuses and public buildings

The Route 1 corridor through West Windsor and Lawrence, plus Ewing and Hamilton, holds many office, lab and institutional buildings. Their facades and roofs suit our commercial lines.

Public work has extra rules for contractors. New Jersey requires every contractor and subcontractor on prevailing-wage public works to hold a Public Works Contractor Registration certificate (NJDOL). The wage rules apply above $19,375 when municipal funds are involved and above $2,000 for other public bodies. If your bid is for public work, say so when you send the bid documents, along with any submittal requirements in the specs.

Mercer County questions

Does a roof change in Princeton need Historic Preservation Commission review?

If the property is in one of Princeton’s 21 historic preservation overlay districts, the commission reviews development applications there, and new design guidelines were adopted in September 2026. Check with Princeton’s historic preservation office before ordering metal.

How long does a copper roof last?

The Copper Development Association says various estimates put copper roofs at more than 100 years, compared with about 15 to 30 years for asphalt shingles. That is an estimate, not a guarantee, and it depends on the design and the installation.

Can copper flashing drain onto a Galvalume roof?

It should not. Metal Sales’ Galvalume warranty excludes areas exposed to runoff from copper or lead. Tell us where copper and Galvalume meet, and we can quote the lower roof in copper, zinc or aluminum instead.

Is Mercer County in climate zone 4A or 5A?

4A. Mercer moved from 5A to 4A when New Jersey adopted its 2021-based codes, and DCA Bulletin 22-1 lists it with the 4A counties.

Can you quote metal for a public building job in Mercer County?

Send the bid documents and say it is public work. Contractors and subcontractors performing New Jersey public works must hold a Public Works Contractor Registration certificate and follow prevailing wage rules. We reply with a quote for the fabricated metal or with questions.
