Why does salt air change the metal you should order?
Salt spray attacks coated steel faster than inland air does, and coil makers limit their warranties near the water. That is why aluminum comes up early in most Monmouth orders.
One example is Metal Sales Manufacturing Corporation. Its AZ55 Galvalume panel warranty covers 45 years against rupture, structural failure or perforation from normal atmospheric corrosion. It does not apply within 1,500 feet of salt water, in marine atmospheres or in salt spray (Metal Sales warranty, form 12-23). Other manufacturers draw the line in different places, so we read the warranty for the exact coil before we quote steel.
Finishes have their own fine print. MBCI says its paint warranty terms may differ in harsh coastal areas, and it offers a special finish formulated for marine environments and salt spray (MBCI coating options).
How close to the water is too close for Galvalume?
There is no single answer, but industry guidance gives useful tiers. Sheffield Metals lists these typical Galvalume substrate warranty exclusions (Sheffield Metals warranty review):
| Shoreline type | Typical exclusion zone | Where it shows up in Monmouth |
|---|---|---|
| Coastline with breaking surf | Within 1,500 feet | Ocean-front boroughs such as Sea Bright, Long Branch, Asbury Park, Belmar and Spring Lake |
| Coastline on a large bay | Within 800 feet | Bayshore towns such as Keansburg, Union Beach, Keyport and Atlantic Highlands |
| Coastline with marsh | Within 400 feet | Tidal creeks and marsh edges along the rivers and back bays |
The same guidance also flags areas hit by constant salt or fresh water spray. Inside those zones we quote aluminum panels and aluminum trim, or a steel product whose written warranty covers the site.
What does shore wind mean for the panels you order?
It means attachment has to follow wind values for the exact address, not a rule of thumb. New Jersey’s DCA Bulletin 19-1 directs designers to site-specific wind and snow values from ASCE 7-based hazard tools.
The county has seen what coastal storms can do. The National Weather Service reports that Sandy came ashore near Brigantine on the evening of October 29, 2012. Its surge pushed water at Sandy Hook, at the northern tip of Monmouth County, to 8.9 feet above ground level before the tide gauge failed (NWS Mount Holly).
On a shore roof, the designer or installer sets clip and fastener spacing from those values and the panel maker’s instructions, usually tighter at eaves, rakes and corners. On our side, we hem edge trims and form cleats where the drawings call for them. We also fabricate in a metal that suits the clips and fasteners your installer plans to use, so dissimilar metals do not corrode each other.
Who orders coastal metal in Monmouth County?
The county runs from beach blocks to farm country, so the buildings vary a lot. These groups cover most of what contractors and owners ask for.
Shore houses and cottages
Older cottages and newer raised homes in the beach boroughs, where roofers order aluminum roof panels and aluminum flashing instead of coated steel.
Boardwalk and downtown commercial
Mixed-use blocks, restaurants and storefronts whose contractors need aluminum coping, counter-flashing and aluminum composite panels for facades.
Inland homes and farms
Colonials in Marlboro, Manalapan and Howell, and barns or equipment buildings in the western townships, where steel standing seam or corrugated panels are usually fine.
River-front houses along the Navesink and Shrewsbury sit in between. Many are a short walk from brackish water, so check the warranty distance there too.
Monmouth County in brief
- County seat: Freehold Borough, though many county offices sit in neighboring Freehold Township.
- Population: 643,615 in the 2020 Census and an estimated 651,035 on July 1, 2025 (Census QuickFacts).
- Energy code climate zone: 4A, per DCA Bulletin 22-1.
- Ice barrier: not a code requirement outside Sussex County, though many roofers still lay one at the eaves.
Monmouth orders are delivered to the job or picked up at our New Brunswick shop. Shore sites raise their own delivery questions, so mention them when you ask for a quote. Typical ones are a narrow beach-block street, no room to lay long panels flat, or a raised house where material has to wait on the ground. For long standing seam runs, send the panel lengths early so the delivery can be planned around them.
Permits, HOAs and shore-town approvals
Permits are the owner’s and installer’s business, but they can decide what gets ordered. Re-roofing a detached one- or two-family house is ordinary maintenance under New Jersey’s construction code, so it generally needs no permit (N.J.A.C. 5:23-2.7). Condos, townhouses, duplexes that share a wall and commercial buildings generally do, and the installer should confirm with the town.
Shore towns often layer on condo association rules, zoning limits and, in some places, local historic districts. Under the Municipal Land Use Law a town can require review of exterior changes in its designated districts, so settle the color before the coil is ordered.

Monmouth County questions
How close to the ocean can a Galvalume metal roof go?
It depends on the warranty for the exact product. Metal Sales’ AZ55 Galvalume warranty does not apply within 1,500 feet of salt water, and Sheffield Metals reports typical exclusions of 1,500, 800 or 400 feet depending on the shoreline. We read the specific coil warranty before we quote steel.
Is aluminum standing seam worth it on a Monmouth County shore house?
Close to the water it usually is. Aluminum does not red-rust and avoids the salt-water exclusions in many steel warranties. It dents more easily than steel and usually costs more, so we can quote both.
Will metal panels hold up to nor’easters at the shore?
Attachment is designed for the wind values New Jersey requires for the address, using ASCE 7-based tools under DCA Bulletin 19-1, and your installer follows the panel maker’s clip and fastener spacing. No one can promise that any roof survives every storm.
Do shore towns require a permit for a new metal roof?
A detached one- or two-family house generally does not need a construction permit for a new roof covering. Condos, attached homes and commercial buildings generally do, and condo boards or local historic rules may add their own approvals. Your installer should confirm with the town.
Can you make replacement coping for a building near the boardwalk?
Yes. We form new coping in .040″ aluminum or other metals to the parapet dimensions your contractor sends, with cleats and splice plates, so there is no steel left to rust in the salt air.
Which paint finish should I order for a building near salt spray?
A PVDF finish holds color longer than SMP, and some makers offer coastal-grade finishes. MBCI, for example, notes that its warranty terms may differ in coastal areas. We help you get the finish warranty documents for the coil used.

Ordering metal for a building near the water?
Tell us how far the building is from the ocean, bay or river, and send the dimensions or plans. A written quote comes back, or a list of questions if something is missing. The quote names the metal and the finish, and we help you get the coil maker’s finish warranty documents. We also deliver to Middlesex County and Mercer County, and our delivery area page lists every county.
