Somerset County at a glance

Somerset has fewer residents than Middlesex or Union, but it is colder for code purposes. These are the numbers and rules worth knowing before you order.

What does climate zone 5A change for a Somerset order?

It changes the insulation targets for new buildings and additions more than it changes a re-roof. New Jersey’s DCA Bulletin 22-1 places Somerset, Morris and Hunterdon in zone 5A, while Middlesex and Union sit in 4A.

The same bulletin explains that energy compliance paperwork is required for new construction and additions. A building being repaired or renovated only has to meet the Rehabilitation Subcode. So the zone matters most for a new wing, a garage with living space above or a new commercial building, and those designs usually reach us as plans.

Snow is the bigger daily factor. The state does not set one snow value for the whole county. DCA Bulletin 19-1 tells designers to pull ground snow loads for the exact address from ASCE 7-based tools, and it allows 30 psf in Somerset only as a fallback. Elevation varies a lot here, from the Raritan valley floor up into the Somerset Hills. The designer or installer sets clip spacing and snow retention from that value, and we fabricate panels to the gauge and lengths they specify.

Snap-lock or mechanical seam for Somerset snow?

For many Somerset roofs, a mechanically seamed panel is the safer order. Snap-lock still has a place on steeper, simpler roofs.

Sheffield Metals rates its snap-lock profiles to a 2/12 minimum slope and recommends them for roughly 3/12 to 7/12 pitches. The same manufacturer warns that snap-lock seams are more likely to disengage under the thermal movement of built-up snow and ice, and it suggests mechanical seam in snowy regions (Sheffield Metals panel review).

  • Mechanical seam: closed on the roof by the installer with a power seamer; suits low slopes, long runs and roofs that hold snow.
  • Snap-lock: snaps together by hand as the roofer sets each panel; suits steeper residential roofs with short runs.
  • Snow retention: the roofer plans guard rows over entries, decks and lower roofs. Seam-mounted clamps have to suit the seam, so tell us which system is specified when you order.

Each manufacturer sets its own minimums, so the installation instructions for the chosen panel govern. Our standing seam page covers seam heights, gauges and what your roofer should send us.

Estate homes and farms in the Somerset Hills

Large older houses, carriage houses and barns are common in Bedminster, Far Hills, Peapack-Gladstone and Bernardsville. They tend to have steep roofs, many valleys and long service-life expectations.

Roofers working on those properties usually order three kinds of metal: standing seam panels in steel or aluminum, copper and zinc sheet metal for bays, porches and turrets (available on request), and copper or painted flashing for every chimney and wall. Where an older house has built-in gutters at the eaves, we form new liners to the dimensions the contractor takes.

Office campuses and corporate parks along I-287 and Route 22

Somerset’s highway corridors hold many large office and lab buildings, especially in Bridgewater, Warren, Bernards Township and Franklin Township. When those buildings change tenants or owners, the facade often gets updated too.

That is where aluminum composite panels and our metal wall panel profiles fit. Typical scopes include new entrance canopies, column covers, fascia bands and full recladding over existing masonry. We prepare shop drawings for approval, and architects can request product data from our submittals page. Commercial facade work generally needs a construction permit, which the installing contractor handles.

Older downtowns: Somerville, Bound Brook, Raritan and Manville

The county’s older main streets have brick and frame storefronts with flat roofs, parapets and tired sheet metal. On buildings like these, water usually finds its way in at the top of the wall first.

  • New metal coping for parapets, with cleats for both faces and splice plates for the joints
  • Counter-flashing for low roofs that meet brick walls
  • Fascia and cornice cladding bent to match the existing profile from a sample or drawing
  • Roof panels and edge metal for rear additions and garages

Permits and local approvals in Somerset towns

Permits are the owner’s and installer’s business, but they can change what you order. A detached one- or two-family house generally needs no construction permit for a new roof covering, because New Jersey counts it as ordinary maintenance under N.J.A.C. 5:23-2.7. Attached homes, multifamily buildings and commercial property generally do need one, and the installer should confirm with the local construction office.

Zoning, homeowner association rules and any local historic district approvals still apply on top of the construction code. A town with a historic preservation ordinance may review exterior changes inside its districts, so ask your municipality before choosing a color or profile.

Somerset County questions

Is Somerset County in a colder code zone than Middlesex?

Yes. DCA Bulletin 22-1 puts Somerset in climate zone 5A and Middlesex in 4A. The difference matters most for additions and new buildings, which must document energy code compliance.

What snow load should a Somerset County metal roof be designed for?

There is no single county number. State guidance calls for an address-specific ground snow load from ASCE 7-based hazard tools, with 30 psf allowed in Somerset only when the tool cannot return a value. The designer sets it, and we fabricate to the gauge they specify.

Should my roofer in Bernardsville or Bedminster order snap-lock or mechanical seam?

It depends on slope, run length and snow exposure. Sheffield Metals suggests mechanically seamed panels in snowy regions because snap-lock seams can disengage under built-up snow and ice. Send the roof plan and pitch, and we quote the profile that fits.

Can you fabricate panels to reclad an office building in Bridgewater or Warren?

Yes. We fabricate aluminum composite panels and metal wall panels for entrances, fascias and full facades, with shop drawings for approval and submittals for the architect. The installing contractor handles the permit.

Can a Somerset order be picked up instead of delivered?

Yes. Orders can be picked up at our New Brunswick shop during business hours, or delivered to the job. Ask about delivery to your address when you request a quote.
