Essex County by the numbers

Essex has the largest population of the eight counties we deliver to. That density shows up in the orders: more attached buildings, more storefronts and tighter job sites.

What does the building code ask of ACM facade panels in Newark and the Oranges?

On larger buildings, it usually asks for a fire-tested wall assembly, not just a panel. The rules depend on construction type, height and what sits behind the panel.

The International Code Council describes a dedicated building code section for metal composite material (MCM) wall panels. On Type I through IV construction, MCM systems installed without a height limit generally must pass NFPA 285 fire-propagation testing along with flame-spread and smoke limits. Code alternatives allow certain MCM installations up to 40 feet above grade without NFPA 285 when flame-spread and coverage limits are met (ICC).

Insulation can trigger the test too. When foam plastic insulation is part of an exterior wall on a Type I through IV building over one story, the code generally requires the wall assembly to comply with NFPA 285 unless masonry or concrete covers the foam on each face. Our submittal package names the panel product and its core, standard or fire-rated, so the architect and code official can check it against the tested assembly before we fabricate.

Corner storefronts and mid-rise buildings

Commercial streets across Newark, Bloomfield, Belleville, Irvington and the Oranges are lined with older brick buildings. Most of the metal they need goes on the facade and the roof edge.

Storefront and sign band

Route-and-return aluminum composite panels folded to approved shop drawings for the first floor, with matching fascia and soffit cladding.

Parapet and cornice

Shop-formed metal coping and counter-flashing that stop water at the top of the masonry.

Flat roof

Commercial roof panels for low-slope roofs, or new edge metal and flashing when the roof membrane stays.

Many of these buildings sit tight to the sidewalk. Tell us where a delivery truck can stop, or have your contractor collect the order at our shop.

Older suburbs: copper bays, zinc and standing seam

Montclair, Glen Ridge, Maplewood, South Orange, Millburn and Nutley have many large early-twentieth-century houses. Those homes often carry slate or tile roofs with copper flashing, porch roofs and bay windows that need metal.

For bays, porches and dormers, copper and zinc sheet metal is available on request, so ask us. VMZINC, a zinc manufacturer, gives its zinc roofing a 100-year design life (VMZINC), which is an estimate rather than a guarantee. Our copper and zinc page compares the two.

Some towns have local historic districts. Under New Jersey’s Municipal Land Use Law, a municipality can require its historic preservation commission to review exterior changes in a designated district, so check with your town before choosing a metal or color.

Apartments, two-families and attached homes: plan for the permit

A detached one- or two-family house generally needs no permit for a new roof covering. Apartment buildings, attached homes and mixed-use buildings generally do, and Essex has a lot of them.

The rule comes from New Jersey’s Uniform Construction Code, which lists roof replacement on detached one- and two-family homes as ordinary maintenance (N.J.A.C. 5:23-2.7). Other building types are not on that list. The owner and the installer handle the permit, and it is worth settling before the metal is ordered.

West Essex homes and office buildings

West of the Watchung ridges, the county turns more suburban. Livingston, Roseland, West Caldwell and Fairfield mix newer homes with office parks and light-industrial buildings.

Homeowners there usually have their roofer order standing seam roof panels for a full roof or a porch. Commercial owners and their contractors order metal wall panels to modernize block or precast walls, and parapet coping for flat-roofed buildings.

Essex County towns on our delivery list

Newark and the eastern towns: Belleville, Bloomfield, East Orange, Irvington, Newark, Nutley and the City of Orange.

Essex case studies will be published once owners of finished buildings with our panels or trim agree to photos. Look for them on our projects page.

Essex County questions

Do ACM panels on a Newark building need NFPA 285 testing?

It depends on construction type, height and the wall assembly. The ICC describes NFPA 285 testing for MCM systems installed without a height limit on Type I through IV buildings, with alternatives for certain installations up to 40 feet. Our submittals name the panel product and core so the code official can confirm.

Do you supply roofing metal for apartment buildings and two-families in Essex County?

Yes, to the contractor doing the work or to the owner. Re-roofing a detached two-family house is generally ordinary maintenance with no permit, while apartment buildings and attached homes generally need one, which the installer files.

Can zinc or copper be used on a porch or bay roof in Montclair?

Yes. Copper and zinc fabrication for porches, bays and dormers is available on request, so ask us. If the house is in a local historic district, check the town’s review rules before you order.

Is Essex County in the 4A or 5A climate zone?

4A, according to DCA Bulletin 22-1. Neighboring Morris County is in the colder 5A zone.

Do you fabricate coping for parapets on storefront buildings in Bloomfield or Irvington?

Yes. We form coping in steel or aluminum to the parapet width your contractor measures, with cleats, splice plates and a slope that drains back to the roof.
